These terms govern use of the Lester Real Estate Specialist public website and the My Journey, My Home, Vault, search, messaging, saved-resource, and request features made available through it. Lester Real Estate Specialist is presented by Victor Lester and Jay Lester in affiliation with Coldwell Banker Caine.

By accessing or using the website, you agree to follow these terms. If you do not agree, do not use the website. Creating an account or sending a request may also require you to review additional notices shown in that flow.

Browsing the website, saving a resource, creating a My Journey account, or sending an inquiry does not by itself create a brokerage, agency, fiduciary, client, or other professional relationship. A relationship is established only through the disclosures, consent, and written agreements required for the applicable service.

A contact, showing, valuation, commercial, referral, market-report, buying, selling, investing, relocation, or guidance request asks Lester Real Estate Specialist to follow up. It does not guarantee an appointment, response time, property access, representation, transaction, or outcome.

Website content supports research, organization, and conversation. It is not legal, tax, lending, appraisal, inspection, survey, insurance, environmental, engineering, zoning, title, investment, or other specialized advice. Consult the appropriate qualified professional for decisions that require that expertise.

No article, estimate, planning exercise, local guide, map, or message guarantees availability, sale price, value, market timing, appreciation, rental income, investment return, school assignment, commute, neighborhood condition, financing, or another future result.

Current professional preparation tools use governed records and deterministic rules. They do not send customer information to an external artificial-intelligence model, act autonomously for a customer, or replace professional judgment. Future external AI processing requires separate approval and updated disclosures before activation.

Spartanburg IDX listing information is provided for personal, non-commercial home search. Price, status, availability, property facts, coordinates, attribution, public remarks, and media can change, contain source errors, or be corrected, restricted, or removed under MLS, brokerage, seller, and display rules.

Independently verify property facts, boundaries, condition, measurements, utilities, zoning, restrictions, taxes, insurance, schools, financing, and current availability before relying on them. Required listing attribution and disclosures form part of the listing experience and may not be removed, obscured, or reused outside the permitted home-search purpose.

Maps, markers, boundaries, travel context, and place or community descriptions are orientation aids. They are not surveys, official jurisdiction boundaries, title evidence, navigation instructions, or guarantees of access. Map positions can be approximate, and third-party map data may change.

School locations and district context are neutral research aids. They are not ratings, endorsements, attendance assignments, or recommendations. Confirm current attendance eligibility, programs, transportation, enrollment, and boundaries directly with the responsible school district before making a housing decision.

Provide accurate account information, protect passwords and multifactor-authentication methods, and promptly report suspected unauthorized access. You are responsible for activity performed through your account unless applicable law provides otherwise. Do not share an account or use another person’s identity or recovery channel.

Access to an account or feature may be limited when reasonably necessary to protect people, data, provider rights, system security, or legal and brokerage obligations. Some features may be unavailable while their required services or compliance review are incomplete.

Saving a home, search, place, community, school, article, or preference does not send it to a professional unless the interface identifies a sharing action and you complete it. Review recipient and category details before granting access to private information.

My Home and home-care tools help organize information you provide. Claiming a home relationship is not proof of ownership, tenancy, authority, title, or permission to act for another person. Do not add information about a property or person unless you have the right to use it for the intended purpose.

You retain any rights you already hold in content you submit. You give the service permission to store, process, display, and transmit that content only as needed to provide the feature, honor your sharing choices, protect the service, and meet applicable obligations.

You must have the rights and authority needed to upload or share a document, image, message, or property record. Do not submit unlawful, infringing, deceptive, malicious, confidential-to-someone-else, or unrelated material. Files may be rejected or quarantined when they are unsupported, unsafe, too large, or outside a supported purpose. Keep your own copy of material you cannot afford to lose.

Account verification, recovery, and security messages may be needed to operate your account. If you ask for account help or submit a property inquiry, showing request, or other service request, Victor or Jay may use the contact information you provide to respond and coordinate that specific request, including by email, phone call, or text. Creating an account or providing a phone number does not sign you up for marketing texts. Marketing texts are not currently enabled and would require a separate opt-in.

Optional marketing, subscriptions, recurring reports, and promotional delivery are not currently active. Before they are offered, they must use the applicable consent and opt-out controls.

The website depends on service providers and may link to brokerage, MLS, school, government, map, business, lender, or other third-party resources. Third parties control their own services, terms, privacy practices, content, availability, and security. A link or technical integration does not guarantee or endorse every third-party statement, service, or result.

Confirm current hours, access, events, fees, policies, property facts, school information, and other time-sensitive details with the responsible official source.

Lester Real Estate Specialist text, software, design, branding, and original media are protected by applicable intellectual-property law. Listing data, listing media, maps, brokerage marks, and other third-party materials remain subject to their owners’ rights and source restrictions.

You may use public pages and permitted account tools for ordinary personal real estate research and communication. Unless the applicable owner and source rules expressly authorize it, you may not copy, scrape, use bots or other automated extraction, republish, redistribute, license, sell, create a competing database from, remove attribution from, or otherwise exploit protected content.

Do not submit MLS GRID data to an artificial-intelligence tool that does not comply with the governing license and AI addendum. Without the required written authorization, you may not use that data to train, fine-tune, align, embed, distill, validate, test, or retrain a model, or to create persistent embeddings, vector or retrieval indexes, knowledge graphs, training datasets, model weights, caches, or similar representations.

Do not use the website to break the law; discriminate or steer; harass or impersonate someone; submit false or unauthorized information; expose another person’s private information; distribute malware or spam; probe, bypass, or defeat authentication, authorization, rate limits, access controls, or provider restrictions; automate abusive traffic; interfere with service operation; or use content in violation of copyright, privacy, MLS, brokerage, or source rules.

The service supports equal access to housing and must not be used to discriminate, steer, exclude, or rank people, homes, communities, or schools through protected characteristics or proxies for them. Evaluate neutral location and school information against your own needs and confirm facts with the responsible source. Accessibility barriers may be reported through the published contact channels.

We work to keep the service accurate, secure, and available, but we do not promise uninterrupted access, error-free content, permanent availability of a feature or listing, or complete protection against every security event. Maintenance, provider changes, source restrictions, safety controls, and legal or brokerage requirements can delay, limit, or remove access.

You remain responsible for independent property verification, professional advice, account security, sharing choices, and decisions made using the service. Nothing in these terms limits a right or remedy that applicable law does not allow to be waived.

We may update these terms as the service, providers, or legal requirements change. The date above will change when revised terms are posted. If a material change affects private account use, we will use an appropriate in-product, account, or direct notice when required.
